📋 Project Overview
This project involved the comprehensive implementation of Mechanical, Electrical, and Plumbing (MEP) systems, climate control, and digital building security for a modern 15-story corporate high-rise. MASS Contracting & Engineering Ltd. acted as the lead engineering consultant and contracting firm to transform the tower into an eco-friendly, fully automated smart building.
⚙️ Scope of Work & Deliverables

HVAC System: Designed and installed an energy-efficient Variable Refrigerant Flow (VRF) air conditioning network spanning all 15 floors, coupled with smart digital thermostats for zoning control.

Fire Fighting & Safety Infrastructure: Deployed a BNBC-compliant fire protection network featuring intelligent addressable fire alarm systems, automatic water sprinklers, fire hydrants, and fire-rated doors.

Building Management System (BMS): Engineered and programmed a centralized BMS to monitor and control lighting, climate loops, water pumps, and power consumption patterns in real-time.

CCTV & Security Surveillance: Installed an integrated IP-based CCTV surveillance network consisting of over 200 high-definition cameras, access control systems, and PA (Public Address) systems for campus-wide safety.

Renewable Energy Integration: Installed a 50kWp rooftop on-grid solar power system integrated directly into the building’s main distribution board to offset common-area energy costs.
🏆 Project Impact & Results
By combining HVAC zoning with central BMS automation and solar energy, the building achieved an estimated 25% reduction in monthly utility expenses. The integrated safety and surveillance infrastructure successfully passed all international fire safety compliance audits, making it a benchmark for modern commercial spaces in Dhaka.
